Paragraph 84 of the National Planning Policy Framework (NPPF) provides exceptional circumstances for permitting the construction of isolated dwellings within the countryside. The current legislation states that a house given Paragraph 84 planning permission must:
*be of exceptional quality; *be truly outstanding; *reflect the highest standards in architecture; *help to raise standards of design more generally in rural areas; *significantly enhance its immediate setting; *be sensitive to the defining characteristics of the local area.
Paragraph 84 is a clause within the UK's National Planning Policy Framework (NPPF) that allows for the construction of isolated, high-quality homes in the open countryside under exceptional circumstances, such as for an essential rural worker, or if the design is of such outstanding quality that it would be truly outstanding and reflect the highest standards in architecture. This policy acts as an exception to the general rule that discourages new isolated homes in rural areas, encouraging innovative and high-quality architecture that positively contributes to its setting.
While not a mandatory requirement, many Paragraph 84 homes incorporate sustainable and environmentally friendly features as part of their overall commitment to enhancing the environment.
